J.T.D. Land Services, Inc., a Staten Island based abstract company, our office is located at 1911 Richmond Avenue, Suite 125, Staten Island, New York.
At present the company has a staff of 8 employees, which include 2 attorneys and 2 title examiners. Our staff receives regular training and development through courses, seminars and materials sponsored by the Richmond County Bar Association, our title insurance underwriters, the American Land Title Association and the New York State Land Title Association.
Our associates also include 4 other experienced real estate attorneys who are of counsel to the company and can be counted as an important resource for J.T.D. Land Services, Inc.
J.T.D. Land Services, Inc. provides a broad spectrum of comprehensive title services throughout New York State although the company specializes in Staten Island property. and has been operating since 1984 as an agent of Fidelity National Title Insurance Company, First American Title Insurance Company of New York and Ticor Title Insurance, licensed title insurance companies.
J.T.D. Land Services, Inc. is a member of the American Land Title Association and the New York State Land Title Association and has been designated by the New York State Land Title Association as a Certified Independent Title Agent. We are also a licensed title agent in the State of New Jersey.
Past clients:
Some of our clients and projects include an extensive search for the City of New York and the Economic Development Corporation which included 10 miles of railroad property known as the North Shore and West Shore Lines of the Staten Island Railroad. This extremely complex search involved over 150 different tax lots involving well over 2500 deeds with chains of titles back to the 1870’s and 1880’s. This search involved numerous easements, New York State grade crossing eliminations and condemnation proceedings and culminated in the production of a voluminous and complex title report.
Another large project which was completed was a search and title work on a large tract which was developed as a low cost housing project on Staten Island involving the New York City Partnership Housing Development Fund Company Inc., The Chase Community Development Corporation and a private developer. This project involved 135 housing units and was funded with 18 million dollars in mortgages.
JTD has also done title searches and title work on several significantly sized Planned Unit Developments known as Hills at Heartland- Brentwood Homes and LaTourette Lane. These involved complex title reports prepared for the Attorney General of New York State as well as title reports for authorization of sewer permits and individual housing units.
We have also conducted searches for significant tracts of land which were acquired by New York State. One included a land swap involving Home Depot and New York State, and the other involved the sale of land known as St. Francis Seminary to New York State.
